Service overview

What we do, who it's for, and when it matters.

What it is

Commercial plumbing, gas and heating services covering offices, retail, cafes and restaurants, HMOs, small industrial sites, and letting portfolios. We handle planned preventative maintenance, landlord gas safety records (CP12), reactive breakdowns, small plant installs, and commercial bathroom / kitchen plumbing.

Who it's for

Landlords with single or multiple properties, letting agents managing portfolios, facilities managers, small business owners, hospitality operators, retail tenants, and property management companies who need a single point of contact for plumbing, gas and heating.

When you need it

Before your lease inspection, before tenant changeover, before annual gas safety expires, and before winter breakdowns cost you a day of trading. Planned maintenance is dramatically cheaper than reactive callouts.

Why professional matters

Commercial work is different from domestic — different documentation, different accreditation, different insurance requirements. Missing a CP12 is a criminal offence. A gas leak in a hospitality venue is a shutdown. A leak in a retail unit means closed shop. We handle it with the paperwork and process commercial customers actually need.

The cost of leaving it

Small problems don't stay small.

For a small business or landlord, plumbing and heating problems don't just cost the repair — they cost the trading day, the tenant relationship, and the reputation. Missing paperwork, uninsured trades and non-Gas Safe fitters compound the risk. The cheapest quote almost always turns into the most expensive callout.

Trading downtime

A cafe with no hot water, a retail unit with a leak, an office with no heat — every hour is lost revenue. Commercial repairs need to happen fast and right first time.

Legal & insurance exposure

Landlords legally must hold current gas safety records for every let property. Insurance claims are routinely refused where documentation or accreditation is missing.

Tenant relationships

A responsive contractor keeps tenants happy and rentals occupied. A slow one costs you turnover, reviews and rent.

Regulatory action

HSE, environmental health and Gas Safe are all empowered to take enforcement action on non-compliant gas or water installations. Not something you want as a business owner.

Common mistakes we see

  • Using domestic-only trades on commercial jobs.
  • Leaving CP12 renewal until the last day before expiry.
  • Not having planned maintenance on gas boilers and hot water plant.
  • No accessible isolation on commercial sanitaryware or urinal flushing.
  • Missing RAMS and method statements on landlord sites.
  • Buying the cheapest quote instead of the accredited one.
Our process

A tidy, engineered process — no surprises.

Every job follows the same disciplined sequence, so you always know where we are and what's next.

  1. Step 1

    Site survey & scope

We visit, understand the property or portfolio, identify assets, and agree scope — planned maintenance, reactive-only, or bundled contract.

  2. Step 2

    Documentation setup

RAMS and method statements produced where required. Certificates and safety records logged and issued electronically.

  3. Step 3

    Planned & reactive works

Scheduled visits for annual gas safety, boiler service and asset checks. Priority reactive response for existing customers.

  4. Step 4

    Reporting & records

Every visit produces a report — what we did, what needs attention, and any recommendations — emailed the same day.

  5. Step 5

    Ongoing account management

One point of contact across every site. Renewal reminders sent automatically so nothing lapses.

Small commercial gas & heating

Commercial Gas Safe work on light-commercial boiler plant, cookers in cafes and small kitchens, water heaters, and gas pipework alterations. Where a job is larger than we take on directly, we say so and route you to a specialist contractor we trust.

Commercial plumbing & drainage

Commercial bathroom and toilet fits (including WCs, urinals, hand-wash stations and macerators), commercial kitchen plumbing, mains upgrades, water hygiene basics, and reactive leak repairs on shopfits and offices. We work out-of-hours where a trading site needs it.

Planned preventative maintenance (PPM)

Scheduled maintenance visits are the single biggest cost saver on commercial premises. We build a PPM schedule around your assets — boilers, plant, sanitaryware, mains isolation — and turn up, service, report, and remind you before renewal.

Documentation, RAMS and insurance

Risk Assessments and Method Statements provided on request for FM onboarding. Public liability insurance to £5m, Gas Safe registration 636807, WaterSafe approved fitters, APHC members. Documentation supplied electronically on any job.

Sectors we work with

Small offices, retail units, cafes and restaurants, HMOs, letting portfolios, dental and health practices, community buildings and light industrial. If you're not sure whether we're the right fit for your site, call and ask — we'll be straight either way.

FAQs

Straight answers to the questions we hear most.

Are you qualified for commercial gas work?+

Yes — we hold commercial gas competencies as well as domestic. Gas Safe registration number 636807 covers our qualifications; ask for the ID card at any visit.

Can you cover multiple properties on one visit?+

Yes. For portfolio landlords and letting agents we route CP12 renewals and planned services efficiently across sites in a single day where possible.

Do you provide RAMS and method statements?+

Yes — on request for sites, facilities managers, and any contractor onboarding process that requires them.

What insurance do you hold?+

£5m public liability cover, plus Gas Safe registration (636807), WaterSafe approval and APHC membership. Documentation available on request.

Can you do emergency callouts for commercial sites?+

For existing customers within our standard hours (Mon–Sat, 8am–6pm) we prioritise. For genuine after-hours emergencies we discuss cost and availability up front — no surprises.

Do you do commercial boiler installations?+

Yes — light-commercial boiler installs and replacements, including flue and controls work. Larger commercial plant we route to specialist contractors we know and trust.

How does planned maintenance work?+

We agree the scope (assets, frequency, deliverables), schedule visits, and remind you ahead of each. After every visit you get a report by email. Contracts can be monthly, quarterly or annual.

Do you work with letting agents?+

Yes — we work with letting agents across Greater Manchester, invoicing per property or per portfolio depending on your preference.

Do you cover Rochdale, Oldham and Manchester?+

Yes — Rochdale, Oldham, Manchester, Salford, Bury, Ashton-under-Lyne and surrounding Greater Manchester areas.

What areas of commercial work do you not take on?+

Large industrial process pipework, district heating schemes, and major commercial plant projects outside our scope — we tell you honestly and route to specialists we trust rather than take on something that isn't the right fit.
