Service overview

What we do, who it's for, and when it matters.

What it is

A full new boiler installation — combi, system or regular — properly sized to your property, installed and commissioned by Gas Safe engineers. Every install includes a system flush, magnetic filter where appropriate, manufacturer registration and Building Control notification.

Who it's for

Homeowners replacing an old, inefficient or failed boiler; landlords wanting a compliant, warranty-backed appliance between tenancies; and anyone re-planning the heating system (combi to system, moving the boiler, or upgrading for a new bathroom or extension).

When you need it

If your boiler is 10+ years old, non-condensing, oversized for the home, or costing more year-on-year, replacement usually pays back faster than most people think. Winter is peak demand — plan the install in autumn if you can.

Why professional matters

A boiler is only as good as its install. Wrong sizing, no flush, missed controls or a sloppy commission will kill even a premium boiler inside a few years and void the warranty. Our ATAG approved installer status unlocks the longest warranties on the market — but only because installs are done to spec.

The cost of leaving it

Small problems don't stay small.

The cheapest quote is almost never the cheapest install. Cutting the flush, the filter or the controls saves a few hundred pounds up front and costs thousands in early failure, higher gas bills and voided warranties. Do it once, properly.

Undersized or oversized boiler

A boiler chosen by phone or by the old unit's kW rating almost always short-cycles or struggles. That kills efficiency and the heat exchanger.

No system flush

Fitting a new boiler onto a dirty system dumps sludge straight through the new heat exchanger. Manufacturers reject warranty claims where a flush wasn't done.

Building Control not notified

Every gas boiler install is notifiable work. Skipping this leaves you without a certificate and can affect insurance and future house sales.

Warranty voided at year one

Missed manufacturer registration, no annual service, wrong controls — long warranties look great on paper and disappear the moment they're needed.

Common mistakes we see

  • Like-for-like swaps without a fresh heat-loss calculation.
  • Fitting a combi in a two-bathroom family home with low mains pressure.
  • Cheapest-quote installs that leave off filters, scale reducers and correct controls.
  • No system flush or chemical dose on install.
  • Skipping the flue gas analysis and gas rate check at commission.
  • Choosing brand on price alone rather than on service network and parts availability.
Our process

A tidy, engineered process — no surprises.

Every job follows the same disciplined sequence, so you always know where we are and what's next.

  1. Step 1

    Free home survey

We visit, measure, and check gas supply, flue routing, mains pressure and controls. You get a written, itemised fixed price — not a phone estimate.

  2. Step 2

    Boiler & warranty match

We recommend a specific make, model and warranty length based on your home, hot-water demand and how long you plan to stay.

  3. Step 3

    Install day

Dust sheets down, old boiler removed, new boiler fitted, magnetic filter and scale reducer added where appropriate, full system flush.

  4. Step 4

    Commission & handover

Flue gas analysis, gas rate, expansion vessel and pressure checks. We walk you through the controls and hand you the benchmark logbook.

  5. Step 5

    Registration & certificate

We register the warranty with the manufacturer and Gas Safe notify Building Control on your behalf — certificate arrives by email.

What you get

Specific outcomes — not vague promises.

Warranties up to 18 years

ATAG approved installer status unlocks the longest manufacturer warranties on the market — set-and-forget peace of mind.

Lower gas bills

A correctly sized, properly commissioned modern boiler with weather compensation typically slashes gas use versus an old non-condensing unit.

Fixed written price

Itemised quote after a free survey — no vague ranges, no day-of-install surprises.

Compliance done for you

Gas Safe notification, Building Control certificate, benchmark logbook and manufacturer registration — all handled.

Tidy install

Dust sheets down, floors protected, old boiler and packaging removed. We hand back the room the way we found it.

One engineer, start to finish

The engineer who quotes is the engineer who fits — no call-centre triage or subcontractor swap-out.

Boiler types we install

Choosing the right type matters more than the brand. A combi suits smaller homes with one bathroom and good mains pressure. A system boiler with an unvented cylinder suits family homes with multiple bathrooms and simultaneous hot-water demand. A regular (heat-only) boiler suits properties with an existing gravity-fed hot and cold system.

  • Combi boilers — heat and hot water on demand, no cylinder needed.
  • System boilers — paired with a mains-pressure unvented cylinder for multi-bathroom demand.
  • Regular / heat-only boilers — for traditional vented systems and larger properties.
  • LPG boilers — off-grid homes with bulk or bottled LPG supply.

Brands and warranties

As an ATAG approved installer we can fit ATAG with warranties from 5 up to 18 years, alongside other leading brands. The right choice depends on service network, part availability, controls compatibility and how long you plan to stay in the property. We give you a straight recommendation — and we'll tell you when a cheaper boiler is genuinely the better option.

System upgrades worth doing on install day

A magnetic filter, chemical dose, TRVs on every radiator, weather compensation and a smart thermostat typically cut runtime and gas use significantly. On upgrades we treat the system as a system — not just the box on the wall.

Landlords and letting agents

For landlords we can pair a new install with a CP12 Landlord Gas Safety Record and any remedial work in a single visit. Certificates emailed on the day.

FAQs

Straight answers to the questions we hear most.

How much does a new boiler cost in Greater Manchester?+

It depends on the boiler type, brand, warranty length, controls and any system upgrades (filters, flush, cylinder). We give a fixed written price after a free home survey rather than a range on the phone.

How long does a boiler installation take?+

A straightforward like-for-like combi swap is typically one day. A system change (combi to system, or new location) is usually two days including a full flush and commissioning.

How long do modern boilers last?+

Correctly sized, well-maintained condensing boilers typically last 12–15 years. Cheap installs without filters, flushes or annual services often fail at 6–8 years — most of that early failure is preventable.

What warranties do you offer?+

As ATAG approved installers we can fit boilers with warranties from 5 up to 18 years depending on brand and model. Warranties are subject to annual servicing being kept up — see our boiler servicing page.

Do I need to be home for the install?+

Someone needs to be on site for access, water and gas isolation, and the handover at the end. We work Mon–Sat, 8am–6pm and give you a firm start time.

Is my install notified to Building Control?+

Yes. As Gas Safe registered engineers we notify Building Control on your behalf. Your Building Regulations Compliance Certificate arrives by email within a couple of weeks.

Do you help with heat pump grants instead of a new boiler?+

Through our Q-Smart partnership, eligible households can claim up to £7,500 towards an air source heat pump via the Boiler Upgrade Scheme. See our heat pumps page.

What areas do you cover?+

Rochdale, Oldham, Manchester, Salford, Bury, Ashton-under-Lyne, Heywood, Middleton, Shaw and surrounding Greater Manchester areas.

Are you Gas Safe registered?+

Yes — Gas Safe registration number 636807. Every gas job is legally required to be carried out by a Gas Safe engineer. Always ask to see the ID card before work starts.
