Service overview

What we do, who it's for, and when it matters.

What it is

A full, manufacturer-standard annual service on your gas boiler — combi, system or regular. That means flue gas analysis, gas rate check, expansion vessel test, pressure relief, sealed-system integrity, controls check and cleaning of the components that need it. Not just a quick visual and a sticker.

Who it's for

Homeowners keeping the manufacturer warranty valid; landlords who need the service done alongside a CP12; and anyone with a boiler that's been noisier, thirstier or slower than it should be.

When you need it

Once a year, without fail — most warranties require it. If your boiler is short-cycling, banging on start-up, taking longer to heat radiators or costing more year-on-year, book a service sooner rather than later.

Why professional matters

A boiler service is a legal requirement for landlords and a warranty condition for most manufacturers. Beyond compliance, a proper service catches faults early, keeps combustion clean and safe, and typically saves more in gas than the visit costs.

The cost of leaving it

Small problems don't stay small.

A 'quick service' that skips flue gas analysis, gas rate and the sealed system isn't a service — it's a sticker on the wall. It won't catch faults, won't defend a warranty claim, and won't tell you if your boiler is quietly burning too rich.

Warranty invalidated

Miss an annual service or use a non-Gas Safe fitter and long manufacturer warranties become worthless when you need them.

Carbon monoxide risk

A blocked flue, cracked heat exchanger or badly burning boiler can produce CO — colourless, odourless, potentially fatal. Flue gas analysis catches this early.

Small fault, big bill

A £120 service picks up a failing expansion vessel or contaminated system. Missed, the same fault later means a £3,000 replacement in the middle of winter.

Landlord non-compliance

Without a valid CP12 you can't legally let a property with a gas appliance. Enforcement action, insurance issues and tenant disputes all follow.

Common mistakes we see

  • Assuming the boiler is fine because it's still running.
  • Booking a 'service' that skips flue gas analysis and gas rate.
  • Using an unregistered fitter to save £30.
  • Skipping the service and hoping the warranty won't ask.
  • Landlords assuming last year's CP12 covers this year's tenancy.
  • Leaving the service until December when engineers are booked out.
Our process

A tidy, engineered process — no surprises.

Every job follows the same disciplined sequence, so you always know where we are and what's next.

  1. Step 1

    Booking & reminders

Book online, by phone or via a reminder from us. We offer a firm two-hour arrival window rather than 'sometime that day'.

  2. Step 2

    External inspection

Flue routing, ventilation, condensate, casing seals, gas isolation, pipework and controls checked before the boiler is opened.

  3. Step 3

    Internal checks

Combustion chamber, burner, heat exchanger, ignition, seals and any manufacturer-specified components — cleaned where needed.

  4. Step 4

    Performance testing

Flue gas analysis, gas rate, expansion vessel charge, pressure relief, sealed-system integrity — all recorded on the service sheet.

  5. Step 5

    Logbook & report

Benchmark logbook stamped, service sheet emailed to you, warranty preserved. Any faults flagged with a written fixed-price quote to fix.

What you get

Specific outcomes — not vague promises.

Warranty stays valid

Servicing is a manufacturer warranty condition. We keep it stamped and dated so your cover holds when you need it.

Lower gas bills

A boiler running clean and well-tuned uses less gas than a neglected one. The service usually pays for itself inside a year.

Faults caught early

Expansion vessels, sensors, seals and heat exchangers all warn before they fail. A proper service catches those warnings.

Fixed price

Flat price for a standard service — no time-and-materials games. If we spot a fault we quote it in writing before touching it.

Safety confirmed

Flue gas analysis every visit. You get a written record of combustion and CO safety.

One team, one relationship

Same engineer year after year. We know your boiler and your house — no re-explaining anything.

What's included in a full boiler service

A proper service is a checklist, not a glance. We work through the manufacturer's servicing schedule for your specific boiler model — no two brands are identical.

  • Flue routing, termination and ventilation checked.
  • Combustion chamber and burner inspection and clean.
  • Flue gas analysis — CO/CO₂ ratio, combustion efficiency.
  • Gas rate calculation and adjustment if required.
  • Expansion vessel charge and pressure relief test.
  • Sealed-system integrity, sludge check, magnetic filter service.
  • Controls, thermostat and zone valve function check.
  • Benchmark logbook stamped and service report emailed.

Landlord CP12 gas safety records

For landlords we combine the annual boiler service with a full CP12 Landlord Gas Safety Record on all gas appliances at the property in one visit. Certificates are emailed to landlord and tenant the same day.

System health matters as much as the boiler

A well-serviced boiler on a sludged, un-filtered system will still fail parts on rotation. We check the sealed system, magnetic filter and controls as part of every service — and flag chemical dose, flush or filter upgrades where they'd genuinely help.

Service reminders

We remind you when the next service is due — so your warranty stays valid and your boiler runs as efficiently in year 10 as it did in year 1. No re-diarising, no missed years.

FAQs

Straight answers to the questions we hear most.

How much does a boiler service cost?+

We charge a flat fixed price for a standard domestic boiler service. Any faults we find are quoted separately in writing before we touch anything — no surprise bills.

How often should a boiler be serviced?+

Once a year, without fail. Most manufacturer warranties require it, and landlords are legally required to hold a valid annual CP12.

How long does a boiler service take?+

A standard domestic boiler service typically takes about an hour. A landlord CP12 on multiple appliances takes longer — we'll tell you upfront.

Do you stamp the benchmark logbook?+

Yes. Every service is recorded in the benchmark logbook and a service sheet is emailed to you the same day — evidence for warranty claims and house sales.

Will you tell me if I need repairs?+

Yes, in writing, with a fixed price. No pressure and no 'while we're here' surprises.

Do you service all brands?+

Yes — Worcester, Vaillant, ATAG, Baxi, Ideal, Viessmann, Alpha and most other domestic gas boilers.

Can you do a landlord CP12 at the same time?+

Yes. We combine the annual service with a full CP12 covering all gas appliances at the property and email the certificate on the day.

What if my boiler hasn't been serviced for years?+

It's not too late. We service it, flag anything that's suffered from neglect, and get you back on an annual cycle.

Are you Gas Safe registered?+

Yes — Gas Safe registration number 636807. Every gas service is legally required to be carried out by a Gas Safe engineer.
