What it is

Full bathroom installation covers everything from the first strip-out to the last silicone bead: waste and supply alterations, floor prep, wall build-outs, waterproofing, tiling, ceiling and lighting, sanitaryware fit, and final commissioning. Why professional matters

Bathrooms are the most punishing rooms in a house — daily heat, steam, water and movement. A bathroom that looks fine at handover but was waterproofed badly leaks silently into the flat below or the ceiling void. Doing it properly means proper waste falls, correct wet-area tanking, mechanical fixings for heavy sanitaryware, and finishes that survive real use.

The cost of leaving it

Small problems don't stay small.

Bathroom horror stories almost always start with the cheapest quote and a general 'handyman' juggling five jobs at once. Missing waterproofing, wrong falls, plastic waste pushed into old cast-iron soil stacks, and silicone hiding gaps behind bath panels are the usual signatures — and you don't see them until the ceiling below is stained.

Leaks into the ceiling below

Poor waterproofing under tiles, or an unsealed shower tray, drips for months before it appears. By then plaster is ruined and joists may need attention.

Mould and rotting boards

Cheap MDF plinths, unsealed junctions and no extract fan create a mould garden. Health issue, resale issue, warranty issue on any new units.

Grout and silicone failure

The wrong grout colour is annoying; the wrong grout type is a leak. Silicone that lifts on the second season means water is already behind it.

Vague quotes, missing item lists, and 'variations' billed after the fact are how a £6k bathroom becomes a £12k bathroom. A proper written spec avoids it.

    Tank wet areas properly, tile with the correct adhesive and grout for the location, fit sanitaryware, brassware, screens and accessories to spec.

    Snag, commission & clean

    Full water test, extract fan performance check, snag walk-through with you, and the house left cleaner than we found it.

Walk-in showers and level access

For bath-to-shower conversions we fit low-profile stone resin trays or a fully tanked wetroom former where the floor can take it. Tray waste positions are checked against joist runs first — never assumed. For older customers, we can specify grab rails, seat options, and thermostatic anti-scald valves.

Baths, screens and brassware

Standard baths, freestanding baths, shower baths with fixed or hinged screens, and wall-hung basins on concealed brackets. We fit brassware from major UK brands and give an honest steer on what's worth paying for and where the mid-price option is the smarter buy.

Tiling, waterproofing and grouting

Wet zones are tanked with a paintable or sheet membrane. We use the right adhesive for the substrate — S1 flexible on timber floors, cement-based on solid substrates — and epoxy grout where staining is a concern. Junctions are silicone in matched colours, applied properly, not smeared and left.

Underfloor heating and towel rails

Electric underfloor heating mats fit neatly under tiled floors, warm on the feet and cost pennies to run in short bursts. Chrome or anthracite towel rails go on a dedicated valve so you can run them in summer without firing the whole heating system.

Ventilation and lighting

Extract fans sized to room volume and ducted to outside — not into a loft void. Ceiling downlights IP-rated for zones 1 and 2, on a separate circuit where possible. Small details that stop mould and pass an EICR.

Residential vs rental installs

For homeowners we typically go for higher-spec sanitaryware and finishes with slower, more decorative tiling. For rentals we prioritise durability, quick-clean surfaces, robust brassware and easily-replaced components. We'll steer you honestly either way.

How much does a new bathroom cost?+

A full refit varies widely with size, layout changes, tile choice and sanitaryware spec. We give a single written price after a home survey — one number that covers the job, not a range.

How long does a bathroom installation take?+

A straightforward like-for-like refit typically takes 1.5 to 2.5 weeks. Layout changes, wetrooms and en-suite additions run longer. We give you a firm start date and daily progress.

Do you supply the bathroom or do I?+

Both work. We can supply and fit to your spec with trade pricing, or fit what you've bought. Just don't order sanitaryware before survey — waste positions and door swings need checking first.

Can you convert my bath into a walk-in shower?+

Yes — this is one of our most requested jobs. We assess floor structure, waste position, and mains flow, then quote for a level-access or low-profile tray solution.

Do you do wetrooms?+

Yes. Wetrooms are fully tanked with either a paintable or sheet membrane, with a linear or gully drain sized to shower flow. Suitable substrate and structural checks are done first.

Is there a guarantee?+

Yes. Workmanship is guaranteed and all sanitaryware and brassware carry manufacturer warranties. Any first-year snags — we come back and put them right.

How do you handle water and dust during the works?+

We isolate the bathroom supply, protect adjoining floors and stairs with dust sheets and covered runs, and clean daily. You can live in the house while we work.

Do you work with landlords?+

Yes. We fit landlord-durable specs, provide before/after photos, and can bundle bathroom refits with CP12 gas safety checks in the same visit.
